Through the years, it has been the dream of many people to be called a homeowner. In fact, the American Dream is having your own home. Many people spend a lot of time saving up for the down payment for a property. After making that initial payment, they would need years to pay off the balance left. While it is the American Dream, this dream is starting to be replaced by a new one.
Changes in the economy, especially those for the worse are making people think in a more practical way. Some are sensible in choosing which property to buy. For instance, one buyer may be able to afford the payment on a particular home but he or she would decide to buy a less expensive house so that in case he or she loses a job, it would not lead to big problems with paying off the debt.
Aside from being wiser with home buying, many people are also discovering that renting is a better alternative for them. Many studies have shown that renting makes more sense more times than buying is. People though are slow to change their ways because their minds have been conditioned to think of buying a home as an investment.
Of the studies that showed renting a better alternative to buying, the biggest reason pointed out is the cost. When buying a property, one has to save for the down payment. Aside from that, one would also be tasked with paying out of their pockets for several expenses. One thing for example is the appraisal of the property. The buyer would have to pay for it. Home insurance is also another drain on the buyer’s budget.
When renting, one does not have to worry about those things. Any repair to the property would be handled by the landlord. As long as the rent is reasonable, it would make it easier for people who rent to free up cash which can be used to invest in a business.
For an investor, the facts stated above means that they can take advantage of the growing number of people who want to rent by buying a property that can be turned into a rental. Of course, one should not only look at the potential of making money with a rental property. An investor should also look at the responsibilities of being a landlord and all the expenses that comes with it.
